Development areas

The Town of Gibsonville’s Planning Department reviews new developments throughout the Town Limits and Town’s Extra Territorial Jurisdiction (ETJ). Those developments include residential and non-residential and range in size form infil-development in existing areas to large subdivisions throughout the Town. Developments are required to comply with all Town ordinances. The below list includes information about several developments that are actively within the development process at this time:

Active Development Projects

·         Edinborough – is primarily on the west side of Highway 61 North with an additional phase on the east side of County Farm Road. The project includes single family and multi-family units. The project has an approved preliminary plan and Phase 1 along NC Highway 61 has approved construction plans. Construction of Phase 1 started in late 2021. ·         Walnut Ridge Townhomes is accessed from Dew Sharpe Road and NC Highway 61 and consists of 78 townhome units. The project has construction drawing approval and will begin construction in 2022.The contact person for the project is Cranford Jones who can be contacted at cjones@cjoco.com.     

·         Hartley’s Homes is a townhome development off of Burlington Avenue and Cook Road. The project includes connections to both Burlington Avenue and Cook Road. The project has construction plan approval and is expected to begin construction in 2022.

·         Owen Park is a subdivision adjacent to Ashley Woods in central Gibsonville. The project is a cluster development that includes 130 single family homes with lots ranging from R-9 to R-15. The project has an approved preliminary plan that includes access from Brookfield Drive, Driftwood Drive, Aspen Avenue, and Ashley Woods Drive. The project is expected to begin infrastructure construction in early 2022. The contact person for the project is Matt Kirkpatrick who can be contacted at mattk@reliant-partners.com.  The original parcel for this project also included a landfill which predated current landfill regulations which is being remediated by NC Division of Environmental Quality. The NC DEQ project is a separate action from the residential development and will improve the public health and environmental integrity of the area. ·         Poet’s Walk Townhomes is located along NC Highway 61 and includes multiple phases. The project has an approved preliminary plan and revisions have been requested to the approved plan. This project is expected to begin construction later in 2022. The townhomes will be accessed from NC Highway 61 and consists of around 200 townhome units. The project is under review for construction drawing approval, and will begin construction in 2022.The contact person for the project is Jeff Palmer with Eastwood Homes who can be contacted at jpalmer@eastwoodhomes.com.

·         Hackett Apartments is an apartment development on Highway 70 along the Town’s southern border. The project is proposed to have 216 total units within 9 buildings. The project has a zoning approval and has submitted plans but does not have plan approval.

The Town of Gibsonville’s review process includes plan review by planning, public works, fire department, engineering, and the police department. This process also includes appropriate approvals from the Planning Board and Board of Aldermen at differing stages of development. The Town’s review process is intended to make sure that all projects comply with the Town’s ordinances, regulations, and requirements. This process includes the preliminary review, construction drawing review, and construction observation of developments.
